Description: This project is phase 2 of the California state teacher retirement system campus Development in west Sacramento. The project design includes 5 levels of parking, With 5 levels of office space located above the garage levels. The building is Located immediately adjacent to the phase 1 garage/office building which is 13 Stories of office over 5 levels of parking and permitted in 2006. The new phase 2 Building is located to the west of the existing phase 1 building. The 200 waterfront Place expansion will consist of approximately 500,000 gross square feet of space to Accommodate a proposed occupancy of approximately 1,200 staff.
The 5 garage levels in phase 2 (stories 1-5, designated as ground floor and p2-p5) are Connected to the existing phase 1 garage levels with open drive aisles between the New and existing building areas. The first floor of the phase 2 project includes the Parking garage areas connecting to the existing garage areas, as well as the main Entry lobby space on the south of the floor, a large day care area, a meeting room Area, and a cafe and kitchen space.
Office levels 3 and 4 atop the garage are at the same elevation as the existing Office levels 3 and 4 of the phase 1 building. The office levels are designated as Floors 3, 4, 5, 6, and 7 to match the existing phase 1 building. The office levels of the Phase 2 building, above the garage levels, are separated from the office levels of Phase 1 by about 100 feet, with no interconnection between the phase 1 and phase 2, Except for a pedestrian bridge at the level 4 office areas. Office level 3 includes a Fitness center. One of the key architectural features of the new office space in The phase 2 building is a centrally located atrium element extending up from office Level 4 through office levels 5, 6, and 7. The roof of the building is unoccupied with a Large photovoltaic array and atrium skylight.
